The Home Preservation Program exists for situations where:
- A loan modification was denied or stalled
- Bankruptcy was filed but didn't resolve the issue
- A personal loan or family help isn't available
- Selling the home and moving immediately isn't desired
- There isn't enough time to list, market, and close before the sale date
The Home Preservation Program is not a first step. It's a structured alternative when other paths are no longer viable. Review available servicer solutions and HUD-approved counseling before deciding.
What This Program Is Designed to Do
The Home Preservation Program is designed to provide stability and breathing room when traditional solutions haven't worked. For the right homeowner and property, this program may allow you to:
- Resolve the mortgage obligation before a foreclosure sale, if the transaction closes in time
- Stay in your home instead of moving immediately, under a written lease
- Agree to a clear monthly rent; it may differ from your current mortgage payment
- Receive money at closing in some situations, depending on equity and costs
- Create a contractual path to regain ownership in the future
Not every situation qualifies. We only move forward when the numbers and circumstances make sense. Any foreclosure resolution depends on completing the transaction and confirming the lender and court status.
How the Program Works
- 1
We review your situation
We look at your circumstances to see whether the home and proposed arrangement qualify. If it's not a fit, we'll tell you directly. A review does not pause foreclosure or extend a court deadline.
- Your foreclosure timeline
- Your income and ability to make a monthly payment
- Your mortgage balance and equity
- Whether the home qualifies for the program
- 2
We purchase the home and address the foreclosure
We purchase the property through a closing that addresses the mortgage payoff and other liens. A title company confirms how those obligations will be paid or resolved. A completed transaction may resolve the foreclosure and remove the immediate pressure of the sale date, but an offer or signed agreement alone does not cancel an auction. Confirm the case and sale status with the lender or court.
- 3
You stay in the home as a tenant
You remain in the home under a lease agreement with a clear monthly payment and defined expectations. This allows you to stay in place while you work toward your next step. The written lease must also cover the term, deposit, maintenance responsibilities, and what happens if rent is missed. You are no longer the owner.
- 4
You may receive money at closing
Depending on the situation and available equity, some homeowners receive funds at closing. Funds can be used to stabilize finances or handle other obligations. The amount depends on the sale price, mortgage payoff, other liens, and closing costs; cash at closing is not guaranteed.
- 5
You have the option to buy the home back
If your situation improves, you may have the opportunity to buy the home back in the future at a pre-agreed price. The program may allow up to 17 months, subject to the written agreement. There is no obligation to repurchase. The option exists to give you time and flexibility.
Confirm the exact deadline, repurchase price, option costs, and conditions before signing. Repurchase may require new financing, which is not guaranteed. If you cannot exercise the option on time, you may lose that right. Continued tenancy or a lease extension is not automatic.
Important Things to Understand
- This is a sale of the home, not a loan
- Buying the home back is optional and not guaranteed
- You are no longer the owner during the lease period
- Not every homeowner or property qualifies
We are not a bank and this is not a loan. We use our own funds for investment purposes. Our goal is to help you and to earn a return for our company. We explain all terms clearly before any decision is made.
Have an independent Florida attorney review the sale, lease, and repurchase option together, including applicable foreclosure-rescue protections. Compare the sale price with an independent valuation and other available options. Do not sign blank documents or rely on verbal assurances.
Who This Is Really For
This program is about creating a controlled transition instead of a forced one. The Home Preservation Program works best for homeowners who:
- Want to stay in their home if possible
- Have run out of traditional options
- Are employed or have steady income
- Need time rather than a rushed move
If you're facing foreclosure and traditional solutions haven't worked, the next step is a simple conversation. There is no pressure and no obligation. We'll tell you honestly whether this program makes sense for your situation.
