Home Preservation Program

When keeping your current mortgage is no longer workable, our Home Preservation Program may offer another path: sell the property, remain as a tenant under a written lease, and receive a contractual option to buy it back. Not every homeowner or property qualifies. Review servicer options and free HUD-approved counseling first.

Start with a careful review

  • We review your court deadlines, mortgage balance, liens, and available equity.
  • We assess whether your income supports the lease payment and a realistic repurchase plan.
  • If the arrangement is not a fit, we explain that directly. A review does not pause a foreclosure or extend a court deadline.

Sale and lease-back

This is a sale, not a loan. Ownership transfers to the buyer. A title company must confirm how the mortgage and other liens will be paid or resolved. An offer or signed purchase agreement alone does not cancel an auction; the lender or court must confirm the case and sale status.

Remaining in the home requires a separate written lease with a defined rent, term, deposit, maintenance responsibilities, and default rules. Rent is not guaranteed to match your old mortgage payment. Any cash you receive at closing depends on the sale price, payoff amounts, liens, and costs.

The option to buy back

The program may provide up to 17 months to repurchase, subject to the written agreement. Confirm the exact deadline, price, option costs, and conditions before signing. Repurchase may require new financing; future loan approval, improved credit, and the ability to buy back are not guaranteed.

You do not have to repurchase. If you cannot exercise the option on time, you may lose that right and remain without ownership. Continued tenancy or a lease extension is not automatic; it depends on your contract and applicable law.

Protect yourself before signing

  • Have an independent Florida attorney review the sale, lease, repurchase option, and applicable foreclosure-rescue protections together.
  • Compare the price with an independent valuation and compare the arrangement with a regular sale or servicer workout.
  • Understand that we are a private company seeking an investment return, not a bank, government program, or independent housing counselor.
  • Do not sign blank documents or rely on verbal assurances. No outcome, auction cancellation, or future ownership is guaranteed.
